摘 要

本次毕业设计为“亲亲家园”项目物业管理招投标文件的编制设计。本设计首先对招标项目进行了介绍，包括项目的地理位置，物业概况，物业管理用房等。并对物业管理的内容与要求，以及投标人的资质条件进行了说明。介绍了投标依据和程序，并对投标书的编制要求，包括技术标和商务标，进行了简单说明。也对投标书的密封和送达提出了要求，包括对投标书外包装及文书的要求，投标保证金的要求，以及投标文件处理的要求。最后讲述了投标报价要求及评标标准，以及拟签订合同的主要条款。之后根据招标文件以及招标项目情况的分析而设计了投标文件。本次“亲亲家园”项目物业管理投标文件设计首先是对企业法人的营业执照，法人代表人的身份证明以及企业资质证书进行展示，以此来说明符合招标文件上锁要求的投标资格。之后是对项目物业服务收费建议单，以及项目的投标方案书。方案书包括公司情况以及物业服务特色，整体方案及策划思路，如物业服务定位，整体服务方案策划，物业服务具体措施，各项物业服务指标等。最后对管理人员和管理制度进行了详细的说明。对招标文件中的各项要求进行了回应。

Abstract

The graduation project is for “ qin qin jia yuan” project property management bidding documents preparation design. This design first introduced the bidding project, including the geographical location of the project, property survey, property management, etc.. And the content and requirements of the property management, as well as the qualification conditions of the bidders are described. This paper introduces the basis and procedure of bidding, and makes a brief description of the requirements for the preparation of the bidding documents, including technical standard and business standard. Also requests for the sealing and delivery of the tender, including the requirements for the packaging and documents of the tender, the requirements of the bid bond, and the requirements of the tender document processing. Finally, it describes the requirements of the tender offer and the evaluation criteria, as well as the main provisions of the contract to be signed. According to the analysis of the bidding documents and the bidding project, the paper designs the bidding documents. The "happy home" property management project bidding document design is, first of all, the business license of the enterprise as a legal person, the identity certificate of the legal representative and the qualification certificate for enterprise to display, in order to indicating compliance with the locked in the tender document requirements of bidding qualification. After the proposal for the project property services charges, as well as the project tender proposal. Proposals include mining companies and property service characteristics, the overall scheme and planning ideas, such as the property service location, overall planning services, property services specific measures, the property service indicators. Finally, the management personnel and management system are described in detail. Respond to all requests in the bidding document.
