摘 要

公共资源、设备是组成社区物业的根基，合理的运维管理不仅能节省物业企业大量成本，还能延长公共资源、设备的使用寿命。本课题主要在windows平台下研究社区物业中公共资源、设备从建设、购入经过维护一直到拆除、更换淘汰的一系列流程，构建一套完整的社区物业公共资源、设备运维的管理方案。

本论文分析了社区物业建造，购入公共资源、设备，以及公共资源、设备在运维过程中需要考虑的问题并提供解决方案，在此基础上，完成了社区物业运维管理系统的设计和实现。旨在减少原本可以通过日常运维和突发的补救措施就能恢复功能却因未及时采取措施而废弃或淘汰的公共资源、设备，提供系统化的运维管理服务。社区物业运维管理系统主要分为PC端和手机端，基本功能在PC端处理，手机端方便工作人员日常使用。最后总结全文，并提出拓展开发和服务。

Community Property Operation and Maintenance Management System

Abstract

Public resources and equipment is the foundation of community property, reasonable operation and maintenance management can not only save the cost of a large number of property enterprises, but also extend the service life of the public resources and equipment.This topic, basing on Windows platform, main research public resources and equipment in community property from building or buy after maintenance until removed or replaced out,and build a complete community property operational management solution of public resources and equipment .

This thesis analyzes the construction and purchase of public resources and equipment in community property, and the problems to be considered in the operation and maintenance of public resources and equipment, and provides solutions.On this basis, the design and implementation of community property operation and maintenance management system are completed.It aimed at reducing the number of public resources and equipment what could be restored function through daily operations and emergent remedies but are abandoned or eliminated due to not take timely measures, and providing systematic operational management services. The operation and maintenance management system of community property is mainly divided into PC terminal and mobile phone terminal. The basic functions are handled on the PC side, and the mobile terminal is convenient for the daily use of the staff. Finally, it summarizes the full text and puts forward the development and service.

1.1 项目背景

近年，小康社会的初步建成，越来越多的人搬进了城市里的社区。随着入住人员的增加，社区会建造公共设施、购买设备和种植植物等来满足人们的需求，

但现代社区的管理也只停留在公共资源、设备建造或购入后将一些基本信息登记到档案中并保存起来，之后就几乎没有人去整理、统计和更新，如公共资源、设备基本信息的修改、删除情况，管理工作人员无法从档案中知晓公共资源、设备的跟踪信息。
