摘 要

通过工程项目管理有效的解决施工中出现的各种问题，实现项目质量、效益、工期、文明、安全等各项指标，实现全面目标化管理，建立项目、部门、个人三级的目标化管理。以工程项目合同为基准，实现项目各项目标的统一，达到相对的平衡，使项目系统平衡的实现质量好、工期短、投资少。本项目质量管理主要采用实测实量，通过对质量缺陷和管理风险的整改措施的跟踪和落实，持续提升工程质量标准和观感，消除客户投诉隐患。通过定期评估，识别并消除项目风险。职业健康安全计划是针对现场的实际情况、施工特点及周围作业环境进行编制，凡施工过程中可能发生的危险因素及建筑物周围外部环境不利因素等，从技术上采取具体有效的措施予以预防。在整个项目风险控制过程中，应收集和分析与项目风险相关的各种信息，获取风险信号，预测未来的风险，并提出预警，纳入项目进展报告。

本项目主要采取BIM技术在LCC中的应用来进行成本计划。寿命周期成本（LCC-Life Cycle Cost）指产品从开始酝酿，经过论证、研究、设计、发展、生产、使用一直到最后报废的整个生命周期内所耗费的研究、设计、生产、销售、使用和维修及最后回收报废费用的总和。寿命成本最低为佳。

第1章 项目概况

武汉碧桂园泰富城房地产项目位于经济开发区沌口三环线与江城大道交界处。占地面积128211平方米，建筑面积468299平方米。物业类别为商住公寓、LOFT。项目容积率3.00，绿化率20%，车位共约4000个（地上900个、地下3100个）,是碧桂园在武汉打造的标杆力作。项目紧邻地铁六号线，与亚洲最大的永旺梦乐城仅一街之隔；同时拥有24小时社区情景式商业街、六重立体园林、完善的社区配套、更具活力和特色的互联网创意住区。项目共分三期开发，分为企业总部区、总部配套服务区、配套生活区三大板块，一期开发约10.95万㎡，开发物业类型包括企业总部大厦、企业小独栋（0.4-0.5万㎡）、企业公馆、招商服务中心和食堂。

该工程具有规模大、结构复杂、技术难度高的特点。严格遵循菲迪克条款进行运作。同时考虑到上部工程与地下结构施工协调将对总工期产生重要影响，决定工程地下结构施工将采用逆作法，对上下结构可同步施工的各项技术、施工协调措施和配合方案进行了明确。
