摘 要

本毕业设计由招标文件和招标控制价两部分构成。本项目为一个大型的商品住宅项目，由于毕业设计时间的限制，我以其中一栋为例，这是一栋标准的商品住宅楼，包括一个地下车库，以及地上13层加一个阁楼层的住宅楼。本次毕业设计，我选择的方式是使用广联达算量以及计价软件协助完成这次招标文件的编制，其中主要包括土建算量，钢筋以及模板工程，部分的装饰工程。招标文件以 2010 版房屋建筑和市政工程标准施工招标文件为范本，并根据设计图纸以及国家相关规定、业主要求进行编制；招标控制价的编制则是依据已编制的施工招标文件、国家及省级建设主管部门颁发的计价定额和计价办法及工程所在地相关规定，是对招标工程投标的最高限价。其中招标文件主要包括招标公告、投标人须知、评标办法、合同条款及格式、图纸、工程量清单、技术标准和要求及投标文件格式等；招标控制价主要包括分部分项工程费用、措施项目费用、其他项目费、规 费、税金等。

Documents and Tender control price

Abstract

The graduation design is comprised of two parts:the tender documents and tender control price. The preparation of tender documents regards The 2010 Edition of Housing Construction a- nd Municipal Engineering Standard Construction Bidding Documents as standard, and it is base- d on the design drawings and relevant regulations of state.The tender control price is the highest price for bid invitation which compiled with the construction tender documents,valuation quota and method issued by the state and the provincial department in charge of construction,and the r- elevant provisions of the location of the project. Among them the bidding documents mainly inc- lude the bidding announcement,the instructions to tenderers, bid evaluation method, the terms a- nd the format of the contract, drawings, bill of quantities, technical standards and requirements and format of the bidding documents etc. Tender control price mainly contains sub-divisional w- orks costs, costs of bill quantity of construction works, fees and taxes etc.
