摘 要

进入21世纪之后，中国的经济持续高速发展，房地产的发展更是如日中天。随着企业之间竞争的加剧，为了企业更好的发展，房屋租赁公司需要更加规范的管理系统。在房屋租赁中引入信息化管理，不仅使企业内部人员方便快捷地共享信息，高效地协同工作，也能为企业管理者提供科学管理和决策服务，大大提高了房屋租赁的效率。

基于J2EE的房屋租赁系统主要分为前台的用户部分和后台的管理部分，前台主要是普通用户浏览待租房屋，发布待租房源；后台有两部分：管理员和用户。管理员：管理用户数据、审核用户发布的出租信息、管理房源类型以及其他网站相关信息；用户：查看自己发布的租房信息以及关注列表，查看自己站内发件和收件箱。本系统界面注重简单实用，为了方便信息交流，各种信息尽力做到清楚，一目了然。

论文将先介绍课题背景以及课题的意义；其次介绍实现此系统所用到的工具及技术，即采用Java语言，使用MyEclipse开发，数据库使用MySQL，发布在Tomcat服务器中。采用的是Struts ，Spring和Hibernate框架以及其他一些技术；然后介绍软件需求；再介绍系统设计所用到的框架以及数据库，接下来详细介绍该系统的实现，最后总结系统还存在的缺陷。

Design and implementation of J2EE based housing rental system

Abstract

After entering twenty-first Century, the sustained and rapid development of Chinese economy, especially the development of real estate is very influential. With the increasing competition between enterprises, in order to better the development of enterprises, the need for more standardized rental housing management system. The introduction of information management in the rental housing, not only make the enterprise internal staff to share information quickly and easily and efficiently work together, but also for enterprise managers to provide scientific management and decision-making services, greatly improving the efficiency of housing rental.

Part of the management of housing rental system J2EE is mainly divided into foreground and background user part based on the front desk is mainly ordinary users to browse for rent houses, rent houses issued; the background has two parts: administrators and users. Administrator: manage user data, review the user's release of rental information and manage the type of housing; users: view their release of rental information and attention list, view their own station and inbox. The system interface is simple and practical, in order to facilitate the exchange of information, a variety of information to make it clear, at a glance.

The paper first introduces the research background and the significance; secondly introduce tools and technology used in the system, which uses Java language, MyEclipse development, database using MySQL, published in the Tomcat server. Struts, Spring and Hibernate framework and some other technologies are used. Finally, the implementation of the platform is introduced.

第一章 绪论

1.1 课题研究背景

据统计，截至2014年年底，全国已有2.53亿流动人口，预计到2020年，流动人口将增至2.91亿。这其中有超过1亿人有租房需求，租金规模至少在1万亿元以上，市场潜力巨大。由此出现了许多房屋租赁公司。由于租房人数多，需求量大，如何科学合理地对房源，房东，租客等信息进行管理已经成为了企业之间竞争的关键。

1.2 课题研究意义

基于以上的背景，实现一个能够把房东和租客无缝连接的网上房屋租赁系统便成为一些企业的需求，这样做有以下好处：
