摘 要

本文通过查阅相关文献资料，借鉴现代企业战略管理方法，在装配式建筑的相关理论综述的基础上，通过对施工总承包企业环境进行深入分析，制定了施工总承包企业装配式建筑发展战略。

本文主要研究了装配式建筑的现状和发展意义，发展中遇到的瓶颈问题及解决方法；施工总承包企业的宏观环境和微观环境分析；通过对施工企业发展战略进行SWOT分析，制定了施工总承包企业的战略目标及发展重点；并为此制定了保障措施。

研究结果表明：装配式建筑的推广为建筑业的发展带来了革命性的变化，施工总承包企业应抢占先机，积极进行战略分析并采取有效措施以抢占装配式建筑市场份额。

本文特色：当前关于施工总承包企业对于大力发展装配式建筑的发展战略较少，本文旨在抛砖引玉，以期为国内学者在该领域开展的后续研究提供参考。

Abstract

In this paper, by means of relevant literatures and the application of modern enterprise strategic management theories, on the basis of relevant theoretical review of the prefabricated building, through the in-depth analysis of the internal and external environment of the general contracting enterprise, on the basis of the development of the prefabricated building, the development strategy of the general contracting enterprise is analyzed.

This paper mainly studies the present situation and development significance of prefabricated building，the bottlenecks problems encountered and solutions; an analysis of the macro-environment and micro-environment of construction general contractors; Through the SWOT analysis of the development strategy of the general contracting enterprise, the development strategy goal and key point of the enterprise are formulated, and the safeguard measures to ensure the implementation of the strategy are formulated.

The results show that the promotion of the prefabricated building has brought about revolutionary changes in the development of the construction industry. The general contracting enterprises should seize the initiative, actively carry out strategy analysis and take effective measures to seize the market share.

Features of this article: Currently related researches about general contracting enterprises for the development of prefabricated building of the strategy are relatively rare, this paper will provide a reference for domestic scholars to carry out follow-up research in this field.

第1章 绪论

1.1研究背景

如今在我国不断增加的土地出让费用、不断上升的人工价格的局势下，建筑行业的生存压力越来越大。为了提高行业的竞争力，建筑业新的产业模式—预制装配式建筑应运而生^[1]。

在2016年，国务院在印发的《关于进一步加强城市规划建设管理工作的若干意见》中指出，中国要在2026年前这十年的时间内，使装配式建筑的数量占新建建筑的30%以上。在2017年3月份的两会上，李克强总理进一步强调了发展装配式建筑的重要性。虽然国内对于装配式建筑的研究开始得比较晚，但是在政府的大力支持下一定会迅速发展。而且装配式建筑的发展不仅有利于节约资源、减少污染、提高住房质量与品质，更有利于促进建筑业工业化和信息化的融合。由于国内关于装配式建筑的机制还不够完善，相关技术也不成熟，企业的设计、生产、施工一体化能力还不够，所以对于装配式建筑的发展还有不少瓶颈问题亟待解决。目前对于施工企业来说，发展装配式建筑是必经之路，否则很容易被激烈的市场竞争所淘汰。因此，本文将对基于装配式建筑的施工总承包企业进行发展战略研究。

目前，国外对于装配式建筑的探索比较成熟，对企业发展战略管理的内涵、主要学派都有相应的研究。但是国内的装配式建筑研究起步比较晚，对施工总承包企业在装配式建筑发展战略上的研究更是少之又少。
