摘 要

中国近二十年的快速发展过程中，房地产行业一直处于快速增长的阶段，并逐步成熟。随着这种情况的出现，与此相关的产业也在不断涌现。各种经济活动都与房地产业密不可分。其中有房屋销售，住房价格变动，买卖双方便利等。这已经成为人们日益增长的需求。社会越来越关注房价。

随着时间的推进，考虑到全国城市房价的查询模式的改进需求迫切。用户对房价浏览的需求，这么多年来都无法完全满足。所以现在急需便利简单的系统，以便这方面工作的用户来查找自己所需数据。就论现在的很多房价信息，很多用户都是通过中介，人工的去了解房价，小区名称，地址，建筑类别，建筑面积等信息。长期下来，周期长，业务办理效率低下，不能很容易的去迅速，正确的获取用户所需要的正确信息，很容易与实际脱节。

本文的房价信息系统以现有的房价信息系统为基础，应用WebGIS技术、Web网络技术、Access数据库、地图API等多种技术，通过利用天地图API和高德地图开放平台进行二次开发的优点，分析了解了广州市2016年房价信息中房价的高低差异。在此基础上设计并实现了基于天地图API的城市不动产信息查询系统，效率高，易于操作是该系统的特点。以广州2016年房价为例，我设计出了基于天地图API的广州市房价信息系统。本系统主要有用户登录，添加删除用户，数据查询，地图服务等功能，用任何浏览器登陆系统网站即可使用，给广大需要购房的用户查询广州房价提供了方便。

Design and implementation of urban real estate information inquiry and analysis system based on map API

Abstract

During the rapid development of China in the past twenty years, the real estate industry has been in the stage of rapid growth and gradually matured. With the emergence of this situation, related industries are also emerging. All kinds of economic activities are closely related to the real estate industry. Among them are housing sales, housing price changes, convenience for buyers and sellers, etc. This has become a growing demand for people. The society is paying more and more attention to the house price.

As time goes on, considering the improvement of the query mode of urban housing prices in the whole country, the demand is urgent. Users' demand for house prices has not been fully satisfied for many years. Therefore, it is urgent to facilitate simple systems for users in this field to find their own data. On the current house price information, many users are through intermediary, artificial to understand house prices, community name, address, building category, building area and other information. Long period, long cycle, low efficiency of business management, can not easily go quickly, correct access to the correct information needed by the user, it is easy to disconnect with the actual.

The house price information system is based on the existing house price information system, and uses WebGIS technology, Web network technology, Access database, map API and many other technologies, and through the advantages of two development through the use of API and the open platform of GAD map, analysis and understanding of the price difference of house price information in Guangzhou in 2016. Different. On this basis, a real estate information query system based on Tian map API is designed and implemented. The system is characterized by high efficiency and easy operation. Taking Guangzhou 2016 housing price as an example, I designed the Guangzhou housing price information system based on API. 在中国飞速发展的几十年来，土地作为一种特殊商品在整个社会经济活动中扮演着重要的角色^[1,2]。我们的房产行业一直处在飞速上升，快速发展的形式，可以说是比较吃香的行业，并且在一天天的完善，逐渐趋于成熟。伴随着房地产行业飞速发展的情况出现，有关于这方面的行业也在兴起。各类经济活动都离不开房地产，其中，有关于房屋的售卖，房屋的价格变动，买卖双方的便利，就成了人们日益增长的需求。

房产对人们生活的影响越来越大，有房的希望房价上涨，没房的希望房价降价。人们对于房价的观念，随着时间的变化而变化，越来越关注着方面的资讯，尤其是自己感兴趣的楼盘或是小区房价，这些与人们的生活息息相关。考虑到全国城市房价查询模式的改进日益需求迫切，这么多年来的房价管理系统已经无法满足用户对房价浏览的需求，特别是针对这方面工作的用户，急需便利简单的系统来查找自己所需数据。就论现在的很多房价信息，很多用户都是通过中介，人工的去了解房价、小区名称、地址、建筑类别及建筑面积等其他信息。长期下来，周期长、业务办理效率低下，不能很容易的去迅速正确的获取用户所需要的正确信息，很容易与实际脱节。
