摘 要

本次毕设的课题是基于C# ASP.NET的武汉二手房网站的设计与开发，课题研究的主要目的是将二手房交易信息化，智能化，改变传统的房屋中介交易模式，突破现有市场的局限性。因此，设计一个二手房网站系统为有相关需求的用户提供更加快捷，方便的交易模式。

本文基于个人用户，经纪人用户以及管理员需求采用基于B/S架构的方式开发了一个二手房网站系统，来提高二手房屋交易的效率。本系统实现了用户的基本需求，对于个人用户来说，有更大的平台能够发布自己的房屋信息；对于客户来说，有更多的选择同时也可以发布自己的需求。该系统主要包括房源展示模块；房源搜索模块；后台数据管理模块和后台数据统计模块。论文包括对系统的详细测试保证系统的可靠性。

本文首先进行了系统的需求分析，得出了所需要的各个系统主要功能模块。后台以SQL Server为数据依托建立系统运行所需要的后台数据库，采用MICROSOFT VISUAL STUDIO 2010集成开发环境并使用C#语言完成了武汉二手房网站的设计与开发。

ABSTRACT

This design topic is the design and development of Wuhan second-hand housing website based on C# ASP.NET. The main objective of the research is the second-hand housing transaction informatization and intelligence, and to change the traditional housing intermediary transaction mode, to break through the limitations of the existing market. Therefore, the design of a secondary housing website system provides more efficient and convenient trading model for the relevant needs of users.

This article based on the needs of individual users, brokers and a second - hand housing site system which is developed according to administrators’ needs and based on the B / S framework. And this way improves the efficiency of second - hand housing transactions. The system achieves the basic needs of users. For individual users, there is a greater platform to publish their own housing information; for customers, there are more options to release their own needs. The system mainly includes the housing display module, the housing search module, the background data management module and the background data statistics module. The paper includes a detailed test of the system to ensure the reliability of the system.

This paper analyzes the requirements of the system firstly, and obtains the main function modules of each system. Background to SQL Server for the data establishes the system to run the necessary background database, using MICROSOFT VISUAL STUDIO 2010 integrated development environment and C # language to complete the Wuhan second - hand housing site’s design and development.

第1章 绪论

1.1 研究意义和背景

今日，房地产市场经济非常火热，今年来我国整体的经济水平也是飞速发展。市场的发展也无疑也带来了一些弊端。各种房屋中介商的成立使得现如今的行业内部的服务质量得不到保障，经常出现损害消费者利益的事件。根本的原因即为行业中的管理问题是消费者无法了解的。因此，二手房网站这种交易形式解决了这种问题，也改善了这种局面。不管是第商家还是对消费者都是有好处的。在国外的房产中介已经非常普遍的使用二手房网站来对房产中介内部的二手房信息来进行控制和管理了。使用计算机技术来对二手房相关的信息来进行控制和管理给国外的房产中介带来非常大的好处：降低了人力资源投入、提高了工作效率、降低了出错的几率、最重要的是采用计算机来对二手房信息进行管理还可以对二手房进行高效的决策管理。对二手房的的发布、展示、交易等一系列的信息进行控制和管理。

1.2 发展趋势

现在已经存在了较多的房源信息发布平台。比如说：搜房网、赶集网等等。界面友好、方便快速，也提高了交易效率。查询系统可以让客户在较短的时间里查到满足客户所需要的房源信息。这样的平台也可以让商家有更大的市场有更方便快捷的销售方式。计算机管理代替和简化了以往繁琐的人工管理^[4]。
