摘 要

小区物业管理的信息化、网络化是目前物业管理的一个发展趋势，主要涉及小区的物业运营管理和业主与物业管理员的交互服务。本文系统地介绍了一个小区物业管理与服务平台系统的设计与实现过程。该系统为小区业主和物业管理人员提供一个交互式网站服务平台，具备了诸如物业公告、收费、报修、车位等多个管理服务功能，更好地满足了物业管理的信息化需求。

该系统利用Microsoft Visual Studio Community 2015使用ASP.Net技术进行开发，开发运用了三层架构模式，数据库采用了最新版本的SQL Server 2014。开发以需求分析、手写版草图设计、电子版布局的设计与实现和数据库与后台管理实现的流程进行。本系统为业主用户与物管用户之间构建了信息服务的桥梁，简便了日常物业管理与服务的操作流程。系统页面粉色与青柠色的搭配呈现出简约清新的风格，提供了更好的用户体验。

The Development of Residential Property Management and Service Platform

ABSTRACT

Community property management information, network is currently a development trend of property management, mainly related to the operation of the property management and property owners and property management services. The design and implementation of a residential property management and service platform system is introduced in this paper. The system for residential property owners and property management personnel provide an interactive web service platform, with such as property announcement, fees, repair, parking and other multiple management services, to better meet the information needs of property management.

The system using Visual Studio Community Microsoft 2015 using ASP.Net technology development, development and application of the three tier architecture model, the database uses the latest version of the Server SQL 2014. Develop the process of requirement analysis, sketch design, layout design and implementation, database and background management. The system for the owners and users to build a bridge between the information services, the daily property management and services of the operation process. Collocation system page pink and lime color showing fresh and simple style, and provide a better user experience.

第一章 绪论

1.1 课题开发背景

我国的物业管理行业迄今已经形成并发展了许多年时间，并且具备了一定的规模和形态。随着国家政策的不断发展，加之住宅小区也越来越得到更多家庭的青睐，就社会责任以及客户需求而言，小区物业的服务和管理需要逐步提高，小区的维修维护也要求小区管理者做得好，物业OA（Office Automation）做得完善。我们设计该小区物业管理系统有了很大的市场，信息化的管理也会让管理者工作得更加轻松。

小区物业管理系统在现代社会是最热门的行业之一，与老百姓生活紧密相连，该软件能使拉近管理者和业主的距离，对双方而言，小区事务能够处理得更加方便快捷。随着小区和住户的规模的不断增加，小区的各项管理也愈加复杂，工作量也将越来越大。

人们长期以来使用传统的管理方式管理各种数据，这存在着如下缺点：
