摘 要

由于社会不断发展，传统的居民小区管理方法不能给小区居民带来方便了。例如小区的各种公告，费用单等都是以人跑去张贴的方式来完成，还有居民的维修，投诉等也都是自己跑到物业去完成。这样极大的降低了办事的效率也给居民和物业带来了不方便。

随着信息技术的发展，针对现代住宅对小区管理的基本要求，利用所学JAVA WEB技术作为系统开发语言，MYSQL作为服务端数据库，设计了该智能小区系统。该系统是对现代的居民小区管理进行信息化，实现信息化管理小区的基本信息与物业信息。首先，管理人员以操作网页的方式来管理小区的公告，住户，停车场和来访记录以及处理住户的投诉，维修报告和住户费用单。同时住户可以也已web的方式查看公告，费用单以及提交自己的维修单和投诉。这样以web形式完成大大提高了小区居民和物业的效率。

智能小区系统是现代居住小区不可缺少的一部分。一个好的智能小区系统可以提高小区管理化水平。将现代计算机技术的强大功能和现代小区的管理思想相融合，实现智能小区是小区管理发展的方向。

Abstract

绪论

1.1 项目背景

小区管理在人工管理的时代，实施起来有很多缺点，首先小区住户众多，一人共管理需要很多的人力和物力这就导致了对小区管理资源的浪费。第二对于住户来说经常需要留意小区公告栏万一没发现某些公告可能导致某些不必要的损失，而且住户对小区的投诉以及报修都需要亲自到物业去办理，这就给住户带来了不方便。同时以人工方式管理小区会给管理人员带来很大麻烦并且很容易出错。小区管理有对住户的报修，投诉，费用单进行处理同时还有对小区的来访记录和停车场记录进行管理，这些管理都以人工方式管理会存在几个问题，第一人工记录难免会出现错误就会导致记录信息不完整或错误；第二对住户的公告，费用单都采用人工张贴会耗费大量人力同时还不能准时传达信息。为了提高小区管理效率以及方便小区居民，可以开发一个智能小区管理系统以信息技术为基础来管理小区事物。
